How Much Does a Land Survey Cost in Auckland? (2026 Guide)

If you are planning to build, fence, subdivide, convert a title or sell, one of the first questions is what the survey will cost. The honest answer is that it depends on the site and the type of survey. There are, however, reliable guide prices for the work Auckland property owners ask about most.

This guide sets out indicative survey costs in Auckland, explains what pushes a price up or down, and shows you how to get an accurate, written quote.

Quick guide: survey costs in Auckland

These are guide prices, not quotes. Every site is different, so the only way to know your exact cost is a written quote based on your property.

How much does a topographic survey cost?

Most residential topographic surveys in Auckland fall between $1,300 and $2,500 + GST. The three biggest factors are the size of the site, how steep it is and how much vegetation there is to work around. Larger or more complex sites are priced individually.

A topographic survey maps your land so architects, engineers and council work from the same accurate picture. A typical survey captures:

  • Contours and spot levels
  • Boundary walls and fence lines
  • Buildings, sheds, decks and paved areas
  • Spot roof heights relative to neighbouring boundaries
  • Accessible drainage and services
  • Trees, gardens and water features

You receive plans in PDF and DWG (CAD) format, with 3D point clouds or models available where a project needs them. Read more about our topographic surveys.

How much does a boundary survey cost?

There is no single figure for a boundary survey, because the work varies a lot from one property to the next. The main cost drivers are:

  • How many boundary marks need to be found or replaced. Pegging one fence line is a smaller job than marking every corner of a section.
  • How much survey evidence remains. Surveyors search for existing marks such as iron rods and pegs. Where marks have been lost to landscaping or construction, more measurement is needed to re-establish the boundary.
  • Site conditions. Slope, dense vegetation and difficult access all add time on site.
  • Lodgement with LINZ. Under the Cadastral Surveys Act 2010, a Boundary Reinstatement Survey Plan must be filed with Land Information New Zealand so the result becomes public record.

Tip: tell your surveyor exactly which boundaries matter to you. If you only need one fence line marked, say so, because the quote should reflect that scope. Read more about boundary surveys.

How much does it cost to convert a cross lease to freehold?

In Auckland, most cross lease conversions cost around $15,000 to $25,000+ per title. That generally covers surveying, council resource consent, LINZ lodgement and legal support, assuming all existing buildings on the site were lawfully established.

Costs can rise where additional consents are needed, where shared services such as water, wastewater or stormwater have to be separated or protected by easements, or where the site has particular challenges. A conversion typically takes 4 to 6 months, and every cross lease owner on the title has to agree before it can start. See our guide to converting a cross lease to freehold.

How much does a unit title update cost?

Updating a unit title plan usually costs between $3,000 and $20,000+, depending on the complexity of the changes. The survey work, location, council fees and the cost of preparing and filing the applications all play a part.

Once the paperwork is in order and there are no complications, LINZ can often issue new titles within 10 to 15 working days. Read more about unit title surveys.

What affects the cost of a land survey?

Whatever type of survey you need, the same handful of factors drive the price:

  1. The type of survey. A topographic survey, a boundary reinstatement and a subdivision involve very different amounts of field and office work.
  2. Site size and slope. Bigger and steeper sites take longer to measure.
  3. Vegetation and access. Dense planting, vines and awkward access slow fieldwork down.
  4. Existing survey evidence. Good existing marks make re-establishing boundaries quicker.
  5. Council and LINZ requirements. Consents, certification and lodgement add steps and fees.
  6. What you need delivered. Standard 2D plans cost less than 3D point clouds and models.
  7. Timing. Urgent surveys can often be accommodated, depending on workload.

What should a survey quote include?

A clear, written quote protects both you and the surveyor. Check that it states:

  • GST, and whether the price includes it.
  • Disbursements, which are third-party costs such as council or LINZ fees that the surveyor pays on your behalf.
  • The scope, for example which boundaries will be marked or which area will be surveyed.
  • The deliverables, such as plans, certificates and file formats.

A figure given over the phone is a useful indication, but it is based on limited information. Rely on the written quote, which reflects the full scope of your job.

How to get an accurate survey quote

You will get a faster and more accurate quote if you can provide:

  • The property address and, if you have it, the legal description from your title
  • Any previous survey records or plans
  • What you are planning, and any council deadlines
  • Which parts of the site matter most to you

Is the cheapest survey the best value?

Not always. Boundary and title work must be carried out by a Licensed Cadastral Surveyor, and some pegs placed without being lodged with LINZ never make it onto the public record. An inaccurate topographic survey can lead to costly redesigns, and a cross lease title that does not match what is built often causes problems at the point of sale. Paying for the job to be done properly once is usually cheaper than fixing it later.

Frequently asked questions

Do survey prices include GST?

Not always. Our topographic guide price is quoted plus GST. A written quote should state clearly whether GST and disbursements are included.

How long does a survey take?

It depends on the job. Fieldwork on a smaller site might take a few days, while larger or more complicated sites can take several weeks. Processes that involve council or LINZ take longer: a cross lease to freehold conversion typically takes 4 to 6 months.
