SURVEYING

Land Surveying

LAND TRANSFER SURVEY

This involves the pegging of the boundaries and producing various reports, calculations and plans that make up the Cadastral Survey Dataset. This work must be to LINZ e-survey standards and can only be carried out by Licensed Cadastral Surveyors.

UNIT TITLE & CROSS LEASES (Upgrades and conversions)

Does your unit title or cross lease plan need updating? We can apply to the council to update the plan for you or convert the cross lease titles to full fee simple titles. Fee simple titles mean less hassle of insurance or defective titles and may even increase your property value
Unit Titles are a form of strata subdivision, generally, around a completed building, undertaken in accordance with the Resource Management Act 1991 and Unit Titles Act 2010.

RENTABLE AREA (previously BOMA) SURVEY

We can prepare all types of BOMA Surveys (or renew) of new or existing commercial offices, retail and industrial premises to determine the rentable areas – all In accordance with the PCNZ/PINZ Guide.

BOUNDARY LOCATIONS & REDEFINITION

Need to know where your boundary is? Constructing a new fence or building close to the boundary? Our survey team can redefine your section by pegging the corners of the site. Pegs can also be offset if required. Talk to our Licensed Surveyors to discuss your specific requirements for a Cadastral Survey.

TOPOGRAPHIC SURVEYS

Our site surveys are carried out promptly with expert equipment and provided in the latest digital software to architects and engineers.

BUILDING SET OUT, SITING OR HEIGHT TO BOUNDARY CERTIFICATES

We work with you to offer the best survey set out methods and appropriate certificates to supply to council.

EASEMENTS

We are experts in land title rules and regulations and work with your solicitor to create easements or covenants to protect your rights. Easements may be required for right of ways, services and building overhangs.

Construction Surveying

Detailed site Setout of new infrastructure – utilising digital plans/information we can set out Roading, Drainage and other service/features.

AS BUILT PLANS

An as-built survey captures the 3D position and description of infrastructure and structures after (or during) construction, with plans and digital information prepared to Council standards

EARTHWORKS VOLUME CALCULATIONS

Ground surveys of sites before, during and after earthworks for contractors, Land owners and consultants. We utilise advanced software to accurately calculate earthworks volumes to support end of month contract claims. Information can also be reviewed on request by our Registered Engineers.

3D SCANNING

Our team can quickly capture 3d point clouds of existing features that open new opportunities for rapid accurate collection of 3D data in complex environments. Please enquire for more information.

GPS SURVEY

Global positioning system is a survey measurement tool that utilises radio signals from orbiting satellites to obtain 3D positions. We use survey grade Leica GNSS systems utilising four satellite constellations for accurate, fast, efficient data capture.
